The construction industry has been around since the dawn of civilization, yet it never changed much throughout history. But with the drastic advancement of modern technology (in the last few decades) the construction industry has also been subject to a lot of changes and innovations.

Residential Construction is that part of the construction industry which builds and sells houses for families and individuals. As times changed, Residential Construction has also changed and adopted advanced methods to become much more efficient. Five most prominent changes in modern-day residential construction are:

1) Construction management software:

Most of the present-day industries depend on computers to a large extent, the construction industry is no longer an exception to that. New construction management softwares have boosted the construction process by improving communication between different parties working on the project. With the help of softwares, different parties (working on the project) can share information instantly with each other and also keep track of progress in real-time. This helps to eliminate any misinterpretations or mistakes and also reduces the time-wastage to a bare minimum. These softwares also estimate the budget and time required to finish the project, therefore making the entire process much convenient.

2) Artificial Intelligence and Virtual Reality:

AI is another powerful modern tool introduced into residential construction. Now robots are being used in the places where it’s difficult for humans to work, e.g. underwater, in narrow spaces or underground. But the AI is still in its infancy and therefore has limited capabilities. The alternative is Virtual Reality. VR headsets allow workers to operate unmanned machines from the control room, therefore enables them to work in unfavourable conditions (for humans) without risking lives.

3) Advanced Materials:

The conventional materials used in construction have a lot of drawbacks like cracking, rusting, etc. Material scientists are developing advanced materials for construction like self-heating cement, passive cooling ceramics, strand rods and many more. These materials not only preserve aesthetics but also make the buildings durable and versatile.

4) Volumetric Modular Construction:

In this process, 3D units are manufactured in an offsite factory. They then transport these 3D modules to the site at the time of installation. This is a very effective method since they manufacture these modules in controlled factory conditions numerous uniform units can be manufactured in a small period. The other advantages are that these units are timesaving, cost-efficient, fire and sound resistant.

5) Health and Safety standards:

By now it’s crystal clear that the construction industry has changed drastically, but these changes weren’t enough if the workers still had to face life-threatening situations every day. Fortunately, the safety and health standards of the construction industry have also improved. With the huge upgrade in the working conditions and on-site safety regulations, the efficiency and quality of work have also improved a lot. Now, construction workers need not face life-threatening situations every day, therefore there is no loss of life. Companies provide proper health care to their construction workers.
